Home Inspection-What's Included?

Below is the general routine used when inspecting a home.  Even though every home and buyer are different, the steps help ensure that things get checked.

Prep

• • Unlock doors
  • Uncover windows
  • Turn on lights

Exterior

• • Pass 1: Look mainly at the exterior of the foundation.
  • Pass 2: Everything else- siding, grounds, gutters, driveway, walkways, deck

Roof: shingles, vents, penetrations (chimney, vents), flashing

Interior

• • Kitchen
  • Ceilings throughout home (moisture stains, cracks, smoke detectors)
  • Check Air conditioner
  • Rest of living space- doors, windows, walls, plumbing, receptacles, floors, laundry, stairs

Attic: insulation, roof structure, penetrations (chimney, vents)

Basement

• • Pass 1: Photos
  • Pass 2: Interior of the foundation walls- check for things like moisture, cracking, bowing, efflorescence
  • Pass 3: Look for evidence of Termites (if WDI Report requested)
  • Pass 4: Check furnace
  • Pass 5: Everything else

Greet buyer.  Do a walk-through with the buyer.

Close up the home.

Publish the report by noon the next day.
